Paying your dues
Dues fund landscaping and upkeep of the common areas, utilities for the entrance, insurance, and neighborhood events.

Your invoice arrives by email from quickbooks@notification.intuit.com. It is not spam. If you didn't receive one by early June, check your junk folder or contact the board.
Every lot is assessed the same amount. The board prepares a budget each year and delivers it to every owner at least 30 days before dues are due; it takes effect unless a majority of the whole association votes it down. Article 4.3

Online, from your invoice
The emailed invoice includes a “View and pay” button that takes you to a secure QuickBooks payment page.
Zelle
Send payment through your bank's Zelle service to info@eaglescrest.net. Please include your property address in the memo.
Check by mail
Make checks payable to Eagles Crest Community Association, Inc. and mail to:

If a payment runs late
The covenants set these terms, and the board applies them the same way for every lot.
- After 10 days
A late charge is added - whichever is greater, $10 or 10% of the amount due. Interest may also accrue, capped at 10% per year. Article 4.7
- While past due
The board may suspend the lot's voting rights until the balance is paid. Article 3.2
- After 60 days
The association may file a lien in Cobb County Superior Court and pursue collection, with reasonable attorney's fees charged to the owner. Article 4.7
Nobody wants to get here. If you're having trouble with a payment, reach out early - it's a small neighborhood and the board would much rather work something out.
Buying or selling a home here
Closing letter
Closing attorneys and agents can request a statement of the amount owed on a lot. The association provides it within five days of a written request. Article 4.11
$100 initiation fee
A one-time $100 fee is collected from the buyer at closing on every transfer of title. It is in addition to the annual dues, not a credit against them. Article 4.12
