Request an architectural change
Exterior changes need approval from the Architectural Control Committee before work begins.
Needs approval
- Painting the exterior a new color
- Fences, decks, patios, and additions
- Driveways and other paved or impervious surfaces
- Grading, excavation, filling, and clearing
- Planting or removing landscaping
- Porches and patios visible from outside the lot
Doesn't need approval
- Anything inside the house
- Repainting in the originally approved color scheme
- Rebuilding to originally approved plans
- Routine upkeep - mowing, pruning, pressure washing
Covenants Article 6.1. When in doubt, ask - a quick email costs far less than removing finished work.
Work may not begin until approval is given. Under Article 6.2 of the covenants, the committee has 30 days from receipt of a complete submission to approve or deny. If it does not respond within 30 days, approval is deemed to have been given. Most straightforward requests are answered well before then.
After you're approved
Approval stays valid as long as construction begins within 12 months. If it hasn't started by then, the approval lapses under Article 6.2 and you'll need to resubmit the plans for reconsideration.
Once a change is approved and built, Article 6.2 also makes you responsible for maintaining, repairing, replacing, and insuring it going forward - that responsibility passes to whoever owns the home after you.
Permits are your responsibility
For your protection, check with the city, county, or other applicable agencies about required permits before starting work. Committee approval is not a certification that your project complies with government rules, regulations, or building practices, and it does not cover engineering or structural design (Article 6.3).
